PRESERVE AT WEST VILLAGES
In a touch of irony, America’s largest homebuilder, DR Horton, is offering the smallest community in the West Villages, as The Preserve is limited to only 223 homes, roughly 1/3rd the size of Renaissance, and paling in comparison to the massive developments at the other West Villages communities. This creates more of a small neighborhood feel, and DR Horton’s great appeal is simplicity, as well as being the best overall value in the West Villages.
The Amenity Center is small, especially compared to the extravagant offerings of Gran Paradiso, Sarasota National, and IslandWalk, but the essentials are all there….a resort-style pool, club room, fitness center, and pickleball and bocce ball courts. The simplicity comes at substantial savings to the homeowners here… it’s the only community without a CDD (DR Horton has paid for all community infrastructure), has the lowest WVID fees (only $966 per year), and has very low HOA fees. The HOA is only $175 for single-family homes and $189 for the paired villas. Both include lawn care, while the villa fees include reserves for exterior painting and eventual roof replacement.
The simplicity extends to the choice of home models. The paired villas are all 2 bedrooms, plus a den, 2 baths, with 2 car garages, and a total of 1517 square feet. Single-family homes come in 5 models, each with a choice between two architecturally designed front elevations. At 1641 square feet, the Avon is the smallest. Moving up the ladder, the Clifton, at 1816 square feet, the Delray with 2034 square feet, and the Ashbury, at 2431 square feet. The Bedford is a 2 story model with 2587 square feet. DR Horton’s prices are the lowest we have found at the West Villages, adding to the value equation. All homes come standard with 2 car garages, and due to the lot sizes, 3 car garages are not an option here. The base homes come nicely equipped, with granite in the kitchen, tile in the main living areas, and a stainless steel appliance package. At the in-house design center, you can add options such as extended tile, crown molding, impact glass, or a pool package (not available for the villas), at great savings due to DR Horton’s enormous buying power.
All homes in The Preserve back up to either a lake or nature preserve, ensuring a very private setting. Due to the size of the community and the commitment to keeping things simple at The Preserve, DR Horton’s “Emerald Series” Luxury Estate homes are not available in this development, however, the company does offer 3 nearby communities at Caribbean Village, located just a few miles north on River Road, Tuscana Isles (a much larger development with 800 planned homes, including townhouses and condos), and Talon Bay in North Port, built along the Myakka River with many opportunities for kayaking and other water activities. DR Horton, America’s Builder, is all about choice. At The Preserve, that choice is about simplicity. And if you want great value while living the West Villages lifestyle, your best choice is The Preserve. Sometimes, simple is just better.
