First Things First
Of course, you need to cover the basics first. No potential buyer wants to be faced with costly repairs. Before you start on beautifying projects make sure your home’s structures and systems are in good shape, including the roof, furnace, AC, plumbing, electrical system, windows, etc. If any of these are broken or faulty, fix them, and if any are nearing the end of their useful life, replace them before putting your home on the market to ensure that you attract quality buyers and command top dollar for your property.
Curb Appeal
First impressions matter. How a potential buyer perceives the exterior of your home can set the mood for the entire home viewing. Here, landscaping can help, adding some new plants and shrubs, as well as overall trimming and tidiness. Keeping weeds pulled and hedges pruned is imperative. If it’s time to paint the exterior (or interior), don’t hesitate to do so. Cleaning the windows and power washing a home’s exterior, driveway, and sidewalk are always positive steps.

Put time and effort into making your home’s entryway welcoming. Clean, paint, or replace your front door. Small touches like replacing your old welcome mat or adding a pretty potted plant can make a subtle difference.
Distractions
Clean up and put away your belongings, but don’t overstuff your closets (where potential buyers may peek). If necessary, put items in storage. Potential buyers can become distracted by clutter, unable to see beyond it. They want to receive the impression that a home is airy and spacious enough for their own furniture and belongings.
Appliances
You may not be able to afford a remodel of your bathroom, kitchen or laundry room, but you may be able to replace a few noticeable appliances. Make sure all of your appliances shine. The bonus of purchasing a new microwave, toaster oven or iron, is that you can take it with you when you sell.
Do It Yourself vs. Professional Contractor
If you’re a do-it-yourself enthusiast, that’s great. Some projects, like new wallpaper or tiles, may be jobs you feel comfortable completing yourself.
However, some projects are simply going to require professional contractors. Ask for references and be sure that a contractor has the necessary permits and licenses. Request bids from at least 3 or 4 different contractors. Have a written contract that clearly specifies the agreed-on price for the work and the precise nature and scope of the work. Be sure to check for relevant licenses and for adequate insurance coverage.
